process rental applications, on a first come, first serve
basis, after each Open House.

3. Incomplete applications & application(s) that do not
meet(s) the minimum criteria will not be processed.
4. Applications for the properties we advertise for rent;
should ONLY be submitted on this web site.

Rental Application FAQs
The criteria for approval of a rental application include
the following items as a general guide; however the
criteria is not limited to just these items, and is
specific to each property.

1) Earn a gross monthly income of 2 1/2 times the rent.
2) Income can be verified by a 3rd party source such as
paycheck stub, commission docs, W-2, 1099 or tax return.
3) Have satisfactory credit, criminal & rental background
This would include a credit score of about 575 as a
guide (although we look at all the lines of credit within the
required time frame and requirements may vary per property)
debt in relation to income earned, type of credit, no
bankruptcy in progress without discharge, satisfactory
credit/time after bankruptcy.
4) No drug related convictions & satisfactory criminal history.
5) No evictions.
6) Have sufficient length of employment; of at least 6 months.
7) Must be non-smokers; (including marijuana, vape etc.).
8) We do not accept co-signors.
9) Applicant's must have valid Social Security Number.
10) Applicants must be full time occupants of property.
